With increasing pressure on the market rent, and to make sure you avoid the scams and know your rights when renting a house.

There is a story about the prospective tenants who find their property online. They viewed it, pay a deposit, signed a lease agreement, but when it comes to pick up keys, they found that had the land, the claim to the land they do not get.

Beware of scams
More than 6,000 tenants were scammed last year, according to Property Ombudsman. A scam can take many forms, but usually consists of a fake landlords who have access to the property is empty. They advertise the house (usually online) to show it, then agreed to lease to one or more tenants and take deposits, but disappeared with the money before tenants can move in. Also, be aware if the owner claims from abroad and ask for a deposit to be paid into account foreign banks.



Know your rights
As a tenant you have rights and responsibilities, including the freedom to live in well maintained, the property is not disturbed. Make sure you read the lease agreement and negotiate conditions carefully.



Perform a complete inventory
You may not feel like I have to count all the scratches in the paint, but you really should. In order to protect mutual property of each party and are ready to pay compensation or with prior approval.
